How can a renovation contractor get recommended by ChatGPT? (Malaysia)
EasyFound · · 9 min read
Homeowners ask where you work, how you quote, what your warranty covers and whether you're CIDB-registered, so answer each as text on your own website. In EasyFound's Malaysian test, each warranty ChatGPT repeated was cited to that contractor's own website, though only two answers did it. Both engines told homeowners to check CIDB, but ChatGPT seldom said whether a firm was registered. The engines mostly named different firms.
Write your warranty, quotation terms, service areas and CIDB registration as plain text on your own website: that is what lets ChatGPT recommend your renovation firm to a homeowner in Malaysia with something specific to say. Whenever ChatGPT passed on a contractor's warranty in our test, the source it cited was that contractor's own website.
A homeowner in Setapak might type "Can you recommend a renovation contractor in KL who gives a fixed quotation and a warranty? I'm scared they'll disappear halfway." Each heading below takes one fear from that question and checks it against EasyFound's own panel.
Will a renovation contractor disappear halfway, and does ChatGPT warn Malaysian homeowners about it?
ChatGPT never warned Malaysian homeowners about a renovation contractor abandoning a job in our test, though Gemini often did (see the table below). It offered names instead, naming at least one firm in 15 of 18 answers. Plain pages fed many of them: free Google Sites pages were the kind of site it cited most, at 26 of the 65 sites it cited (CSV).
One KL contractor with such a page was named in 9 of 18 ChatGPT answers. ChatGPT described that page as stating the area it serves and a detailed quotation after a site visit. Why a plain page can be enough is covered in do I need a website for ChatGPT?, where an earlier September test put marketplaces first.
The nearest thing to a safety net was Recommend.my, a home-services platform that came up in 27 of the 34 answers from both engines, sometimes offered as the safer route.
Will the price change after work starts? What does ChatGPT say about a Malaysian renovation contractor's quotation?
ChatGPT can't promise a price will hold, but when homeowners asked for a fixed quotation it often passed on a firm's quotation or warranty terms. Those were three trust questions asking, in English, Malay and Chinese, for a trustworthy KL firm with a fixed or transparent quotation and a warranty. Across ChatGPT's nine answers to them, it named firms 34 times. Of those 34 namings, 20 had a quotation or warranty term beside them.
Where a firm's terms were missing, ChatGPT said so. About two firms, it wrote in Malay that there was "tiada bukti jelas tentang waranti atau sebut harga tetap" (no clear evidence of a warranty or fixed quotation).
What if something breaks after the renovation? Does ChatGPT pass on a Malaysian contractor's warranty?
Rarely in our test, and only from the contractor's own website. Across ChatGPT's nine trust answers, a warranty term sat beside a firm 10 times. All of them came from just 2 answers, and each one cited that firm's own website.
Two answers are examples, not a rule; the other seven leaned on free Google Sites pages and platforms.
ChatGPT still hedged: "don’t rely only on the website claim." Four answers carried a doubt like this. Every one of the nine told homeowners to ask about the warranty terms.
On the same trust questions, Gemini put warranty terms beside most firms it named, even where that answer didn't cite their website.
Is the contractor CIDB-registered? Does ChatGPT check for renovation firms in Malaysia?
ChatGPT told Malaysian homeowners to check a renovation contractor's CIDB registration but seldom said whether a named firm had one. It advised a CIDB check in 9 of 18 answers. Gemini did so in 14 of 16.
Yet ChatGPT stated a named firm's CIDB registration or grade in only 4 of its 58 namings. Our SSM and CIDB test found something similar in renovation and aircon answers.
CIDB's page says registration is mandatory: "it is mandatory for all contractors whether local or foreign to register with … CIDB under Section 25 of Act 520 (Amendment 2011) before undertaking and completing any construction work in Malaysia", with some exemptions (CIDB, Contractor Registration).
Would Gemini suggest the same renovation contractors in Malaysia as ChatGPT?
Mostly not: only 6 firms were named by both engines. That is out of 54 renovation firms named in total. Gemini, asked through its developer API, had no location setting.
| ChatGPT | Gemini | |
|---|---|---|
| Answers saved | 18 | 16 |
| Searched the web | 18 | 11 |
| Named at least one firm | 15 | 13 |
| Firms per answer, when it named any (median) | 4 | 5 |
| Most-cited kind of site | Firms' free Google Sites pages | Firms' own websites |
| Warranty term beside a firm (trust questions) | 10 of 34 namings | 38 of 42 namings |
| Warned about contractors abandoning a job | 0 of 18 answers | 11 of 16 answers |
Our interpretation is that Gemini favoured established design-and-build brands. One such brand was named first in 9 Gemini answers and never by ChatGPT. Gemini also stated warranty periods in an answer where it reported no web search, and we didn't check whether those terms were right.
For the Malay question, only 1 of ChatGPT's 9 search queries contained a Malay word. Gemini's did in 5 of its 6, matching our language study.
Is this a ranking of the best renovation contractors in Malaysia?
No: it records what two engines told Malaysian homeowners, not who renovates best.
- Not the apps. These are API answers; the ChatGPT and Gemini apps can use location and history.
- Not the reasons. We saw what each engine said and cited, not why it picked a firm, and answers change each time.
- Mostly KL. Five questions named KL, so outside the Klang Valley the firms named may differ.
- Not neutral. EasyFound sells this kind of work, and these figures come from our own test.
What should a Malaysian renovation contractor put on one warranty and quotation page?
One page that answers every fear above in plain text, matched word for word wherever your firm appears.
- Run EasyFound's free check before you write anything. It pulls up ChatGPT's reply to a homeowner question such as "Any reliable contractor for a terrace house kitchen in Cheras? Must have warranty." Then go through the result with us on a free call.
- A warranty block: the work it covers, for how many months, and how a homeowner claims. Use the same wording on every page.
- A quotation block: site visit, itemised quotation, what "fixed" covers and when a variation order applies. CIDB publishes standard renovation contract terms and notes: "Although a contract can be made verbally, a written contract can avoid uncertainty." (CIDB)
- A registration line: your CIDB registration number and grade as text, exactly as on your certificate, plus your SSM number, so a homeowner can look them up on CIDB's portal.
- An areas-and-jobs line, such as "condo kitchens in Mont Kiara" or "terrace extensions in Kepong".
- Matching platform profiles. Platforms came up in most answers.

Frequently asked questions
Which GEO agency is best for renovation companies in Malaysia?
No small test can crown a winner, and we aren't neutral: EasyFound is an AI search visibility (GEO) tool built for Malaysian businesses, and our team can run it for you. Before a renovation or interior design firm signs with any agency, it should see the actual ChatGPT and Gemini answers laid out, in English, Malay and Chinese, and know how many times each question was run. Then check that the agency gets your warranty, quotation and CIDB details written onto pages an engine can read.
Why does ChatGPT recommend a small renovation contractor that only has a free Google Sites page?
In EasyFound's test of Malaysian renovation questions through OpenAI's API (gpt-5.4-mini, web search, location Malaysia), free Google Sites pages were the kind of page ChatGPT cited most: 26 of the 65 sites it cited. One KL contractor with such a page was named in 9 of 18 ChatGPT answers. An earlier September test put marketplaces first, so the order changes between runs. Our reading is that ChatGPT can use a plain page that states the area, the work and how the firm quotes, whatever it is built with.
Should I put my renovation warranty on my website for ChatGPT?
Yes, if you give one, write it out. In EasyFound's test, three Malaysian questions asked for a fixed quotation and a warranty. Each time ChatGPT repeated a contractor's warranty in its answers, it cited that contractor's own website. That happened in only 2 of its 9 answers, so it's an example, not a rule. All nine told homeowners to ask about the warranty terms, so state which work is covered, for how long, and how to claim.
Do ChatGPT and Gemini recommend the same renovation companies in KL?
Mostly not, in EasyFound's October 2026 test through each company's API. Across six renovation questions in English, Malay and Chinese, the two engines named 54 different firms. Only 6 were named by both. ChatGPT mostly cited small firms' own pages, often free Google Sites pages. Our reading is that Gemini leaned towards larger design-and-build brands. Check each engine separately.

Our data: Six homeowner questions, each asked three times of each engine, make up EasyFound's standard panel for renovation and interior design firms: EasyFound, ChatGPT and Gemini answers to Malaysian renovation contractor questions. Four were in English (a kitchen renovation contractor; "best renovation contractor in KL"; a KL terrace house on a low budget; a trustworthy KL firm with a fixed quotation and warranty), one in Bahasa Malaysia and one in Chinese (both the fixed-quotation-and-warranty question). Five were short keyword-style phrases, not full chat sentences. "Trust questions" are the three fixed-quotation-and-warranty questions (9 answers per engine). ChatGPT returned 18 of 18 answers through the OpenAI Responses API (gpt-5.4-mini-2026-03-17, web search available, approximate location Malaysia). Gemini returned 16 of 18 through the Gemini API (gemini-3.8-flash, Google Search grounding available, no location setting), because its API returned "high demand" errors on 14 October 2026, so the kitchen question has one Gemini answer. All dates are Malaysia time. 33 answers were collected on 1 October 2026: the five keyword questions just after midnight (still 30 September in UTC, the time the CSV records), in the same run as our Gemini and ChatGPT comparison, and ChatGPT's three kitchen answers from our city test, location Malaysia. Gemini's kitchen answer is from 14 October 2026. The counts used saved answers only, with no new AI calls. How we coded: we read every answer in full and coded firms by hand, so per-question firm counts can differ slightly from the comparison article, which listed businesses automatically. A firm is a business a homeowner could hire; platforms, directories, regulators and furniture shops are not counted, and a home-services booking app offered beside contractors counts as a platform. Names joined by a slash count separately unless the answer says they are one firm. One firm that ChatGPT named from a directory listing, with a one-letter difference in its name, is counted as the same firm Gemini named, because the directory profile links to that firm's website. Facts were coded per naming; a line covering several firms counts for each. "Abandoning a job" includes a contractor running off or going insolvent. A search query counts as Malay if it contains any Malay word, as in our language study. Each cited site was counted once per answer: ChatGPT cited 65, Gemini 82. Firms named by both engines are counted across all runs of all questions. The September 2026 test that put marketplaces first for renovation is a different run with a different page grouping. These are examples from one panel, not rates for the trade, and not the ChatGPT or Gemini apps; we don't name the firms, because a few test runs aren't a ranking. Download the per-answer data (CSV).
